Raccoon Removal and Exclusion of Multiple Townhomes

This article will analyze and recount a case of a raccoon eviction in Kitchener from in the attic of a townhouse complex with shared attic spaces. This type of situation can happen with townhouses where the attic spaces lack barriers between them and must be sealed off. the initial call was for a squirrel issue but as most wildlife removal encounters the result was different from what the initial inspect was for. Often times the technical will be sent to do a roof inspection for wildlife, find no entry way and realize the issue is rodents, other times it ends up being a different animal which can result in a more expensive removal cost. Its important to know because whatever is happening is essentially unknown until the technician arrives and inspects. Like Schrödinger’s cat, only in this case Schrödinger’s squirrel, we cannot know what is happening until we are there.

The technicians, before the work is done, must first inspect and confer with the customer or customers on the issue and then must inspect for the source of the activity, while the customer hearing activity in their roof the entry way was actually on the neighbours roof. The technician sealed off a soffit roof interception while on site but the one way door could not be placed until the neighbour approved the work.

Interior Inspection 

While inspecting the interior in the attic, as raccoon baby season requires and inspection of the attic for immobile raccoon babies, the technician found there were clear signs of raccoon occupation, but found no babies. What he did find was that the attics where all connected to each other. This allowed the technician to assume the entry way may not be on the customers own roof but could be on the roof of one of the neighbouring town houses. 

Exterior Inspection 

When the technician arrived on site they performed an exterior inspection of the property and found activity in the attic space but no entry way on the roof. There was no sign that an animal had penetrated. When inspecting the other roves he did find the entry way on a neighbouring roof but could not attach a one way door without permission from the neighbours themselves. One area on the customers roof was sealed off, a soffit roof intersection that was sensitive to animal access but no work could be done yet to remove the animal from the attics of the townhouse complex. 

Initial Measures

The first step was to contact the neighbour and notify them of the entry way, once the work was approved the technician could return and install the one way door and inspect the attic for immobile raccoon babies due to raccoon baby season. 

Proposed exclusion

The technician sealed off the main entry way with the one way door, allowing the animal to vacate while preventing it from getting back in and also sealed off a total of six feet of soffit along the roof line of the two houses. A further quote was sent to the customers for further exclusion against animal ingress, these quotes are not required, the customer can decide no to go forward with it or even to do the work themselves or get a contractor or roofer to do it. However, leaving sensitive areas open to access is very likely going to result in more animals gaining access to your home and more money spent on getting them out. Even if it is expensive to have the roof sealed off its better to get it done, at least a few parts at a time, than not at all. Raccoons and squirrel are aggressive and desperate animals that will destroy your roof to gain access to your attic. Your only protection is professional exclusion.

Conclusion 

The technician excluded some of the sensitive areas, the removal was successful and the raccoon vacated. The customer was pleased with the work and It was a success, if only for now.
